Bangkok’s urban development and transit accessibility are taking another major leap forward. The Mass Rapid Transit Authority of Thailand (MRTA) has officially outlined a ambitious 175-billion-baht rail network expansion designed to seamlessly connect the capital with surrounding areas.
Covering 64.8 kilometers across four key transit lines, this infrastructure master plan will redefine urban transit and spark a new wave of demand across prime residential and commercial property markets.
Breakdown of MRTA’s 4 New Rail Lines
The expansion strategy focuses on strategic corridors connecting key business districts, suburban residential hubs, and international travel gateways.
| LINE | ROUTE | LENGTH | BUDGET | TARGET CABINET DATE |
| Silver Line | Bang Na - Airport | 19.7 km | 89.0 Billion | 2028 |
| Brown Line | Khae Rai - Lam Sali | 22.1 km | 41.7 Billion | 2028 |
| Grey Line | Watcharaphon - Thong Lo | 16.3 km | 29.0 Billion | Under Priority Review |
| Light Blue Line | Din Daeng - Sathorn | 6.7 km | 14.7 Billion | Secondary Priority |
1. The Silver Line: Connecting Bang Na to Suvarnabhumi Airport
With an estimated investment of 89 billion baht, the Silver Line is the largest and most strategically significant light rail transit (LRT) project in the proposal. Spanning 19.7 kilometers with 14 planned stations, the line will directly connect Bang Na with Suvarnabhumi Airport.
Key Phases:
- Phase 1 (Bang Na – Thana City): 14.6 km featuring 12 stations.
- Phase 2 (Thana City – Suvarnabhumi Airport): 5.1 km connecting directly to the passenger terminal on the southern side of the airport in coordination with Airports of Thailand (AOT).
Real Estate & Property Impact
The Bang Na and Sukhumvit East corridors continue to grow as high-value residential and commercial destinations. The introduction of a direct rail link to Thailand’s primary international airport significantly enhances regional rental yields and long-term capital appreciation.
2. The Brown Line: Khae Rai to Lam Sali Monorail
The Brown Line monorail will span 22.1 kilometers along Ngam Wong Wan and Prasert Manukit roads, incorporating 20 stations with an estimated budget of 41.7 billion baht.
Originally planned for Cabinet submission earlier, the timeline has shifted to 2028 as the MRTA works closely with the Expressway Authority of Thailand (EXAT) to finalize a shared right-of-way design along the east-west expressway corridor. This shared alignment aims to streamline land use and reduce construction traffic bottlenecks.
3. The Grey Line: Watcharaphon to Thong Lo
Transferred from the Bangkok Metropolitan Administration (BMA) to the MRTA, the Grey Line Phase 1 monorail has already cleared its Environmental Impact Assessment (EIA).
Covering 16.3 kilometers and 15 stations with an estimated investment of 29 billion baht, the Grey Line will directly link suburban Watcharaphon to the high-end, vibrant lifestyle hub of Thong Lo.

4. The Light Blue Line: Din Daeng to Sathorn
Designed as a feeder system, the 6.7-kilometer Light Blue Line LRT will feature 9 stations connecting Din Daeng to Bangkok’s financial heartland in Sathon, with an estimated cost of 14.7 billion baht.
The MRTA confirmed that the Silver and Grey lines will be prioritized first, with the Light Blue Line proceeding once preliminary reviews align with Bangkok’s master transit hierarchy.
What This Means for Real Estate Buyers & Investors
Infrastructure development is one of the strongest drivers of property value growth in Greater Bangkok. Properties located near upcoming transit stations frequently experience:
- Accelerated Capital Appreciation: Higher land value growth prior to and upon line completion.
- Stronger Rental Demand: Increased interest from working professionals and expatriates seeking convenient commutes.
- Enhanced Urban Mobility: Seamless inter-connectivity across suburban residences and downtown Central Business Districts (CBDs).
